Application Process

Now that you have found the perfect place to live, let’s go through the Rental Process. First, please review our rental qualifications. If you feel you have the necessary qualifications, please complete a rental application. Remember, we cannot process any applications without an application fee. At this time, the payment process is not automated and you will have to stop by our office and submit the application fee in person. Once your application is approved, we will contact you and set up a time to execute the lease. For your convenience, we have provided a blank copy of a Residential Rental Contract for your review. Please look over the Lease Agree­ment and note any questions so we can answer them at the time you sign the contract. After your Lease is signed, you will be asked to have the utilities transferred into your name. We will ask for you the receipt showing where the utilities have been transferred. Once we get the receipt for the utilities, you will be given the keys to your property.

Application Fee: $50 Per Adult Applicant (separate applications must be submitted, even for married couples). We will check your credit, rental history, employment, criminal background, eviction history.

Credit: Credit is evaluated on a case-by-case basis. If you have a concern, feel free to discuss it with the Property Manager before submitting your application. Anyone with a credit score under 650 will be required to provide a two-month security deposit.

Criminal History: We will not rent to anyone on the “Sex Offender Registry”. We will consider misdemeanor convictions with more than two years of clean history. We will consider some felony convictions with more than five years of clean history. Criminal histories involving weapons and/or violence will not be considered, regardless of time frame.
