HOW MUCH WILL PROPERTY MANAGEMENT SERVICES COST ME?

It depends on your property and which services you choose. Call us or simply contact us by email and a member of our team will arrange to visit your property to assess your needs quickly and discuss fees.

HOW LONG IS THE PROPERTY MANAGEMENT CONTRACT?

Our Property Management contracts are for one year with a 60-day notice for cancellation prior to the end of the term or the current lease.

DO YOU USE PROVIDE ONLINE REPORTING?

Owners has access to all their information online through an owner portal. Up-to-the-minute account information is available, allowing owners to keep track of when rents are paid, expenses paid, net income, et cetera. Of course our friendly staff is available for questions as they arise.

WHERE DO YOU ADVERTISE?

We have marketing professionals that are able to fill your vacancy in no time. In fact, most of our properties transition with no down time at all between leases. We monitor and review the filling of vacancies every day. We don’t charge management fees for vacant units – so we don’t make money if you don’t make money – we’re as eager to get those vacancies filled as you are. We conduct extensive advertising campaigns for each unit vacant, which includes Centry into the MLS (Realtor Search), advertisement on our website, our property manager’s personal website, Zillow, Trulia, Realtor.com, Facebook, Twitter, Craigslist and more! We update these listing regularly and are always available to potential tenants for information and showings of the vacancy.

WHO COLLECTS RENT PAYMENTS?

Tenants are able to mail or bring their rent payment to our office or, preferably, pay their rent online. When rent is received it is immediately placed in our trust account. Bills that R.E.N.T. is directed to be paid are paid and remaining disbursements are made on the tenth of every month electronically, or can be mailed in check form (for an additional fee) with your monthly report, whichever you prefer.

WHO CHOOSES THE TENANTS?

R.E.N.T. screens and approves the tenants, as our staff is trained in issues such as credit screening, criminal backgrounds, eviction histories and fair housing laws. We have very strict parameters for determining credit worthiness and we conduct a national background check. Additionally, we check all applicants’ rental history and verify employment. We are very careful in choosing tenants, as we have to interact with them on a regular basis.

WHO’S IN CHARGE OF MAINTENANCE?

We will hold a repair escrow for dealing with minor issues. You will always receive a notice about repair requests before we spend YOUR money. If you have preferred vendors, we will happily work with them, but have established relationships with quality contractors in the area who provide us discounts for regular referral business, saving you money.

WHAT HAPPENS WHEN THE TENANT DOESN’T PAY RENT?

R.E.N.T. is always on top of rent collection. If tenants have not paid by the 1st of the month when it is due, we are on alert. The lease provides a five day grace period, so on the 6th of the month,we will serve a ten day pay or quit notice in accordance with North Carolina law. We do our best to work with tenants to keep units occupied, but if a tenant in unable to make payment, we will begin eviction proceedings. This is as difficult for us as it would be for you. The difference is we work for you, not the tenant and can remove our emotions from the process.
